Roof replacement

A new roof, with the price on paper first

A replacement is the whole roof: the old layers, the deck, the underlayment, the flashing and the shingles. Our estimate lists each, names the shingle, and puts a price on bad decking before anyone finds any.

  • Architectural asphalt shingles, standard or impact-rated

  • Ice-and-water shield at eaves and valleys, where the code asks

  • Ventilation checked and written into the estimate

  • HOA approval forms filled in with you

The job

What happens on the days of the job

  1. 01
    Before

    Step 1: Before the day

We confirm the start date in writing, order the shingles by name and walk the yard so crew trucks do not block the street.

  2. 02
    Tear-off

Step 2: Tear-off and deck check

The old layers come off and we look at every board. Bad ones are shown to you and priced per sheet, as the contract says.

  3. 03
    Install

Step 3: Underlayment, flashing and shingles

Drip edge, underlayment, new flashing at walls, chimneys and vents, then the shingles, nailed to the maker's pattern.

  4. 04
    Last day

    Step 4: Cleanup and walk-through

A magnet sweep for nails, gutters cleared, and a walk around the house with you. The invoice and product paperwork come the same week.

About replacing a roof

How do I know whether to repair or replace?

The written report says which we would do and why, and prices both. Spot damage on a roof in good shape is a repair. Widespread hail hits across a slope usually are not.

Is an impact-rated shingle worth the extra cost?

It depends on your insurer. Some give a premium discount for a Class 4 roof and some do not, so ask yours before you choose. Your estimate shows both options with their totals.

What happens to the old roof?

We tear it off, check the deck, and haul it away. A magnet sweep of the yard and driveway for nails is part of the last day.

What if you find rotten decking?

We show you the boards and price them per sheet, as the contract says, and wait for your written yes before we replace any.

What would yours cost?

It depends on the roof. The written estimate gives the number, item by item.
